The Principals have over 70 years of combined real estate investment experience during which they have played a key role in more than 120 distinct transactions representing a total investment of approximately $13 billion including over $1.25 billion in equity. Investments have spanned a broad diversity of transactional experience throughout the U.S., ranging from distressed mortgage and real estate portfolios to complex transactions involving domestic and international operating companies, partnership interests and debt/equity securities.
Scarce Investment Capital
By targeting investments as small as $2.5 million, the Partnership seeks to fill a void in the availability of capital in the real estate capital markets. The Principals believe real estate investments requiring less than $2.5 million are often capitalized through a "friends and family" syndication and investments requiring more than $20 million are generally capitalized with institutional capital. The Partnership seeks to provide a professional investment alternative in the $2.5 - 20 million range where a dearth of organized investment capital exists.
Capital Flexibility
Given the flexibility of the Partnership's structure, the Principals are able to creatively structure the Partnership's capital in each investment. As a result, the Principals have the flexibility to opportunistically structure investments in different strata of an investment's capital structure.
Non-Traditional Financing Capability
Through its relationships and association with numerous financial resources, the Partnership has the demonstrated ability to leverage its investments with low cost, privately arranged debt, thereby substantially improving the return profile of the investments. In the absence of the financing provided by these investors, this debt may not otherwise be readily available in the capital markets.
Unique Sources for Investment Opportunities and Strategic Alliances
Investments are sourced from a broad network of relationships with Sponsors and operating companies, which the Principals have developed. In addition, given its unique role in the marketplace as a provider of scarce capital, the Principals enjoy deal flow from traditional equity and debt placement agents such as brokers, attorneys and accountants.
